The Piccadilly Theatre was built in 1928 and is one of the largest theatres in London. Instantly recognisable at night by its glittering lights, the theatre can be found in the heart of the West End, right behind Piccadilly Circus.

For almost a century, the Piccadilly Theatre has been a thriving hub of theatre, dance, music and more.

PROJECT: Structural Repairs to Façade 2026

Following the identification of water ingress to the lightwell-facing façade during the Piccadilly Theatre’s PVI inspection, a detailed intrusive survey was undertaken in October 2024. This included selective opening-up of internal wall sections to assess the condition of the steel columns, where minor corrosion was identified but the structure was confirmed to be sound and suitable for retention with appropriate remedial treatment.

The project scope focuses on repairing the affected façade and treating the steel columns to prevent further corrosion, with access achieved by carefully toothing out sections of brickwork in a phased manner from scaffold erected within the lightwell. While the scaffold is in place, associated roofing repairs within reach will also be completed. All works have been carefully planned and coordinated around the theatre’s performance schedule to minimise disruption to ongoing operations.

CN Projects was appointed to act in a CDM advisory capacity, providing comprehensive support to the client and principal designer to ensure full compliance with the CDM Regulations 2015. This included regular site visits and inspections, review of construction-phase plans, risk assessments and method statements, assessment of contractor competence, and close collaboration with the wider project team to manage risks, promote safe working practices, and integrate health and safety considerations throughout the delivery of the works.
